Mud and Pickle Weed

Agreed--what a joke for that price! Any prospective buyer should know...during winter high tides, the water is often up to the floorboards. Let's just call it a houseboat that's run ground. I believe this home is just across from the Larkspur ferry terminal, so you have both boat traffic and highway noise to endure.
I know...I live a few miles upstream in Ross Valley. We catch that some days, but I'm guessing it's a bit milder.
Btw, that stink is hydrogen sulphide, caused by anerobic decay in the mud, percolating to the surface. It's present in any tidal estuary, but it's a little wacked to live right on top of it.

Yeah, and don't underestimate the stink that is generated there during low tide - particularly on hot summer days. What a joke indeed!
