Agreed--what a joke for that price! Any prospective buyer should know...during winter high tides, the water is often up to the floorboards. Let's just call it a houseboat that's run ground. I believe this home is just across from the Larkspur ferry terminal, so you have both boat traffic and highway noise to endure.

Yeah, and don't underestimate the stink that is generated there during low tide - particularly on hot summer days. What a joke indeed!

I know...I live a few miles upstream in Ross Valley. We catch that some days, but I'm guessing it's a bit milder.

Btw, that stink is hydrogen sulphide, caused by anerobic decay in the mud, percolating to the surface.
It's present in any tidal estuary, but it's a little wacked to live right on top of it.
