The Mouse Hole

1 bedroom, 1 bath plus storage/guest house. Early stinson beach cottage. Affectionately called the mouse hole fixer upper in desireable beach area. Conventional septic system.
Quick! Run, don't walk! This is your one and only opportunity to buy the Stinson Beach "mouse hole". What are you waiting for? What, it's a POS you say? Are you nuts? This is Marin, MARIN! Everyone, ev-re-one wants to live here. So what if it's a 1 br 1 ba, 374 sq ft cottage (built 1934) on the verge of falling over asking $685,000 ($1832/sq ft)? In Marin, the house doesn't matter; no one buys for the house. Besides, living in a small place is so chic now don't ya know.

I’m just an unfrozen caveman, and your real estate frightens and confuses me.

My primitive mind can't grasp "desirable beach" and "septic system" in a single thought. Will I swim in my own waste? I don't know, because I'm a caveman, and that's the way I think!

But there is one thing I do know. A small hut of sticks and rocks is not worth six-hundred and eight-five thousand dollars. So I must soothe my primitive caveman brain and rent a meager shelter--while diversifying my remaining income in proven investment vehicles.

Oh, I get it. They left off the first syllable of "outhouse". Those silly realtors! Always joking around!

One thing that's VERY DIFFERENT about this house is you could "cuten it up" for very little money and rent it as a weekly for at least $800/week. That's cheap for a Stinson cottage rental. This is a property that could actually start at close to positive cash flow!

For all of 374 sqft? I wonder how many weeks/year one could get that $800? That is, after improvements.

Get serious. That's a 10' X 37.4' "house" or 15' X 25' or 20' X 18.7'.

No, it's really a room.

Indeed. You're free to calculate this yourself, but I found that renting the whole year might barely cover PITI (20% down, 6.5 fixed)--excluding upgrades and possible maintenance.

Can you think of ANYTHING in Marin that comes this close??

Marinite I tried to send you some possible POS info via your email but it bounced. Is that no longer valid, or something?

ripedurian -

You need to remove the "no spam" stuff that I inserted into my email address. It should be obvious what to do.

Thanks. I look forward to your submissions.

I'm not sure that's a compelling reason to buy this property, despite the attraction to Stinson, which I suspect is very seasonal.

I look at your pretty r.e. pictures all the time...this is pretty much the MOST egregious listing ever - except for that one a few months ago - that was in fact sliding off it's foundation..

Could you let me who is listing this? I think I want to go to the Open House this weekend, I'll be at Stinson anyway...

This stuff isn't too hard to find, but here's the realty office. It's nobody I've heard of before.

I am on the waiting list, as well as it seems are 12 or more people kicking themselves for not moving fast enough to get an offer in. Go figure!. Loser in Marin
