Everyone, ev-re-one wants to live here. So what if it's a 1 br 1 ba, 374 sq ft cottage (built 1934) on the verge of falling over asking $685,000 ($1832/sq ft)? In Marin, the house doesn't matter; no one buys for the house. Besides, living in a small place is so chic now don't ya know.

I’m just an unfrozen caveman, and your real estate frightens and confuses me.

My primitive mind can't grasp "desirable beach" and "septic system" in a single thought. Will I swim in my own waste? I don't know, because I'm a caveman, and that's the way I think!

But there is one thing I do know. A small hut of sticks and rocks is not worth six-hundred and eight-five thousand dollars. So I must soothe my primitive caveman brain and rent a meager shelter--while diversifying my remaining income in proven investment vehicles.

One thing that's VERY DIFFERENT about this house is you could "cuten it up" for very little money and rent it as a weekly for at least $800/week. That's cheap for a Stinson cottage rental. This is a property that could actually start at close to positive cash flow!

Indeed. You're free to calculate this yourself, but I found that renting the whole year might barely cover PITI (20% down, 6.5 fixed)--excluding upgrades and possible maintenance.

I'm not sure that's a compelling reason to buy this property, despite the attraction to Stinson, which I suspect is very seasonal.

I look at your pretty r.e. pictures all the time...this is pretty much the MOST egregious listing ever - except for that one a few months ago - that was in fact sliding off it's foundation..

Could you let me who is listing this? I think I want to go to the Open House this weekend, I'll be at Stinson anyway...
