Ickler!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
Unbelievable but true!!!!!!! Reduction to $880,000-fantastic for buyers in upper lucas valley- have not seen a price this low in years--will not last!!!"Unbelievable but true!!!!!!!"...Is that why it has been on the market for 167 days and it still hasn't sold? Because of the unbelievable price reduction? Puhleeeze. It hasn't sold because it is an overpriced Eichler. Now I admit I am being a bit unfair here. I mean, we don't hold it against pugs for being ugly because they didn't choose to be pugs after all. Same goes for Eichlers.
Price Reduced: 08/02/06 -- $949,000 to $924,900Anyway, this 'unbelievable deal' in San Rafael comes in at 4 br 2 ba, 1756 sq ft, built 1962...hey, wait a minute. Those are some pretty good stats on this house. So what gives? Oh, right...it's an Eichler.
Price Reduced: 09/13/06 -- $924,900 to $912,000
Price Reduced: 09/20/06 -- $912,000 to $899,000
Price Reduced: 10/19/06 -- $899,000 to $880,000
And I think someone should inform the listing agent of the danger of over using exclamation points.

Where are the windows? Is this one of those designs with a central courtyard?
well, an eichler home is probably a better design than a faux mediterranean villa. This one could hardly be called a pos.

I also like some of the retro aesthetic to Eichlers. However I'm wary of slab floor construction--guess where the plumbing is located? Having replaced plumbing before, I wouldn't enjoy the prospect of tearing up slab (and possibly interior walls). Eichlers should be priced accordlingly, ie far lower than $500/sqft.
I admit that this one is probably not a POS, but it's close. Really, I just dislike Eichlers because I think they are butt ugly and I don't think that I have yet had fun with one before on this blog.
Oh, and I think they are just as ugly regarless of where they are located, South Marin, Mid Marin, North Marin, where ever.
roof top parking!
I think this was the house an old co-worker was looking at 2-3 years ago when his family was relocating to Marin/San Rafael. It was priced around $500-600 at the time.
